Hurricane Info Real Estate - From 2003 thru 2006 the Florida real estate market was hot. Some buyers were getting loans that were very risky and they were not qualified for. Many were not for a permanent residence, but for condos to rent out as a secondary residence, while waiting to flip them for a higher price. Exotic loans and 100% stated products were sold to real estate investors and to people that were not qualified financially to pay for a traditional loan. The Florida real estate market was growing so fast that these people would take out a home equity line of credit, when they needed more money. As 2006 came around the real estate market all over the U.S. came tumbling down because of sub prime mortgages and exotic loans handed out to poor credit risks. Foreclosure Florida Homes Foreclosure Florida Condos Growth - Florida is the nation's third-fastest-growing state. Florida is the fourth most populous state in the U.S. and is awarded the nickname "The Sunshine State". As of 2007, Florida's population was just over 18,250,000. and grows by an average of 26,000 every month. The Gross Domestic Product (GDP) of Florida is approximately $700 billion per year, which is the fourth largest economy in the United States. Taxes - Florida is one of nine states that does not impose a personal income tax. The state sales tax rate is 6%Local governments may levy an additional local option sales tax of up to 1.5%. Personal income across the State was approximately $35,000 per capita, ranking Florida number 20 in the nation. Foreclosures - Florida ranks second in the nation in foreclosures with 286,285, according to data collected by RealtyTrac, a company that tracks foreclosures. The top five foreclosure states are: California with 627,440; Florida with 286,285; Ohio with 115,954; Michigan with 112,969; and New Jersey with 64,636. Florida has reported 178,850 new foreclosures since Jan. 1, with 15,877 in June. The average sales price of a foreclose is $169,235. The top five Florida counties reporting foreclosures in June are: Broward: 7,104; Lee: 5,132; Miami-Dade: 5,087; Orange: 3,087; and Pinellas: 2,061. Tourism - Tourists contribute the most money and are the largest sector of the state economy. Warm weather and hundreds of miles of beaches attract about 60 million visitors to the state every year. Amusement parks, especially in the Orlando area, make up a significant portion of tourism. The Walt Disney World Resort is the largest vacation resort in the world, consisting of four theme parks and more than 20 hotels in Lake Buena Vista, Florida; it, and Universal Orlando Resort, Busch Gardens, SeaWorld, and other major parks drive state tourism. Many beach towns are also popular tourist destinations, particularly in the winter months. The second largest industry is agriculture. Citrus fruit, especially oranges, are a major part of the economy, and Florida produces the majority of citrus fruit grown in the U.S. including approximately 70 percent of oranges, 50 percent of tangerines and grapefruit. Florida has a sizable aerospace industry with developed after the construction of the NASA Merritt Island launch sites on Cape Canaveral - Kennedy Space Center The state also has many medical and bio-tech industries throughout the major metropolitan areas. Orlando is the official site for the Burnham Institute, a major bio-tech and medical research company. Sports - The state now has three NFL teams, two MLB teams, two NBA teams, and two NHL teams. Much of the state of Florida is situated on a peninsula between the Gulf of Mexico, the Atlantic Ocean, and the Straits of Florida. It extends to the northwest into a panhandle, extending along the northern Gulf of Mexico. It is bordered on the north by the states of Georgia and Alabama, and on the west, at the end of the panhandle, by Alabama. It is near several Caribbean countries, particularly the Bahamas and Cuba. Florida has 131 public airports, and more than 700 private airports, airstrips, heliports, and seaplane bases. Florida is one of the largest states east of the Mississippi River. Only Alaska and Michigan are larger in water area. |
